Neighborhood Design Philosophy

Sunset Summits (SS) is a planned neighborhood that will incorporate a mix of about 350 town homes, patios and estates on 107 acres. A generous portion of those acres are devoted to green space, recreation and walking trails, some bordering the flowing Middle Tyger River. SS will have the exterior design philosophy of the Arts & Crafts (A&C) architecture that developed in the era of 1900-1940. A&C homes include bungalows, Craftsman style and Prairie Home styles among others. Some A&C features include horizontal lines, overhanging roofs, simple porches, bands of windows, oversized eaves, projecting wood beams, natural building materials including wooden shingles, stone fireplaces, slate or tile roof looks and more. Pergolas and verandas are popular. The Prairie style borrows many Japanese elements including clean, geometric lines. Sunset Summits first emulates this style with our Clubhouse incorporating many of these features.

Our intent is for the neighborhood to have a distinctive feeling of the A&C style without being patently restrictive on individual homes. Exactly the opposite, we encourage individuality in home design in order to build eclectic diversity. Each home built in SS will be weighed against the A&C standards by our Review Committee. This group will consider the home plans submitted along with homebuyer/builder comments to decide how well the plan fits our philosophy. Any features that need comment will be worked out until we all agree on a final look. Of course our look is only concerned with home exteriors. Interiors can be any mix of design and functionality desired.

We do have some restrictions on architectural designs including (but not limited to) French provincial, Mediterranean, Spanish, and traditional American ranch. We also shy away from all brick construction regardless of architectural style. However brick incorporated with other building materials in an A&C look is quite acceptable and desirable.

Photos of some homes that fit the Sunset Summits look are attached to help convey our ideas. We also offer as a service to you our neighborhood architect who can for reasonable fees, make modifications to your plans to incorporate A&C features.
